Reporting Anti-Social Behaviour

If you experience ASB, it’s important to report it as soon as possible. This can be done by phone, email, or using our online reporting form. We understand making the report can be a distressing time and will offer kindness and support throughout the process.

We will try to resolve all ASB complaints as quickly as possible once we receive the report. As a minimum standard, we will provide a named contact in Caredig (your Allocated Officer) who will contact you within 5 working days of receiving your report to discuss your concerns we will investigate the matter and take appropriate action. This may involve contacting the individuals involved to discuss the issue and find a resolution, or it may involve more formal action.

We work closely with residents, the police, and other relevant organisations to prevent, identify and tackle ASB as soon as it arises.

By raising awareness about ASB, we hope to encourage residents to come forward and report any issues that may be experiencing.

Our top priority is to ensure that residents feel safe and secure in their homes and communities.

Resolving problems with my neighbour

If you have a problem with your neighbour, or your neighbour has a problem with you, it is important to try to resolve it as early as possible.

You may be able to resolve disputes and everyday nuisance problems by talking to your neighbour. Your neighbour may not be aware that they are causing a problem.

When you speak to your neighbour remember to:

Remain calm
Keeps things friendly (they may not know that they are causing you issues)
Think about how you would like to be spoken to if you where causing the problem
Go at an appropriate time
Do not go around if you are angry
Try not to interrupt if your neighbour starts shouting
Stay in control and do not shout
Explain the issues calmly – and highlight how the behaviour is affecting you/family members
If the neighbour gets angry, make your excuses and walk away.

If you have spoken to your neighbour and matters do not improve then contact us.

It’s also important to remember that sometimes we have different lifestyles from others who live in our communities and by being tolerant and understanding of this, conflict and problems can often be avoided.

ASB may involve criminal activity. All criminal activity should be reported to the Police:

What is not considered ASB?

Living / household noises such as;

Flushing toilets
DIY Cooking smells
People walking within their homes
People smoking in their homes or gardens
People talking at normal volumes in their home
Washing machines/ Vacuums
Babies crying or playing
People being inconsiderate or thoughtless
People looking or staring Lifestyle or personal disputes
One off parties / BBQ’s

We understand that the above behaviours may cause upset and frustrations, however this does not mean it is ASB or a breach of Contract. Therefore, we as a Landlord, will not investigate or take any action in the above situations.

By raising awareness about what is classed as ASB and what doesn’t, we hope to encourage residents to come forward and report any issues they may be experiencing, and to understand the types of incidents that we can and cannot help with.

Can I report ASB anonymously?

We understand making the report can be a distressing time and will offer kindness and support throughout the process. We also understand that some people may want to remain anonymous, please be assured that we treat your personal details with the utmost care and confidentiality.

We will do our best to protect your identity but your allocated officer will advise you if this is not possible, for example if the incident is one that you are directly involved in.

If you chose not to leave your name and contact details, we will not be able to pursue your complaint as we will be unable to substantiate your concerns.

Noise Nuisance

Persistent noise nuisance can be defined as constant over several days a week for minimum periods of 60 minutes or more. In order for the allocated office to effectively investigate and resolve noise nuisance complaints, we ask that a log is kept for 2 weeks.

When you report your complaint to Caredig, we will provide you with a paper nuisance recording log or you can download The Noise App. This app uses your smartphone to make recordings of noise nuisance which can be sent directly to us. We will be able to investigate these recordings and keep you informed throughout the investigation. The app can be downloaded from Google Play or Apple store.

Can I report crimes to you?

I am a private resident, can I still make a complaint?

Anyone is able to submit a complaint to us about ASB. However, we cannot investigate ASB that is not caused by our residents, If this is the case then you should report to the Police via 101 / online or your local council.
